Guide to Selling Your Home
Selling a home is often one of the biggest financial decisions our clients make. In order to attract the highest offers for your property, our team is dedicated to providing unmatched customer service, efficient and useful marketplace data, strategic campaigns that will drive the greatest number of interested buyers, and relentless effort going above and beyond from start to finish.
Deciding to Sell
Why do you want to sell your home? Are you planning to move out of state, looking to downsize, are you ready to find your dream home? Whatever your motivation may be it’s important to understand what your home is worth, and to establish a time frame for when you aim to reach your goals.
Understanding Your Home's Value
There are many online sites that offer home values produced automatically by algorithms. However, these generated values often do not account for variables that could greatly impact the sale of your home. In order to sell your home faster and for its highest value, having a trusted realtor provide information on homes that have recently sold nearby, as well as competing homes currently on market, will provide beneficial knowledge to help you make the right decisions. Understanding how similar homes have achieved success is crucial towards preparing for market and arriving at an attractive list price.
The largest number of buyers will view a newly listed home within the first 14 days on the market, and the number will decrease as the days on market increases. This pool of buyers includes home buyers just entering the market, as well as buyers working with other agents who have already seen the existing inventory and have not found a home, making them eager to make an offer. To take advantage of this increased level of traffic and buyer interest, your property should be priced to sell at fair market value from the very start.
Every home sale is unique, and there are challenges you may encounter during the transaction process. As your realtor I can promise that I’ll utilize my experience and expertise to communicate and provide solutions, and I will be by your side each and every step of the way. Some challenges may include dealing with issues arising from inspections, appraisals coming in under value, buyers withdrawing their offer, incorrect title information, property damage during transaction, issues contributed to mold, radon, or lead paint, failed certification requirements, additional lender requirements, new construction permitting, property liens, moving conflicts, and more. If we run into these or any other challenges, I will be here to provide unmatched effort towards providing solutions.
Preparing for Market
Making repairs, touch-ups, and the right staging will help increase value and sell more quickly. Present your home in a clean organized way, choose colors that are subtle and neutral, and use minimal furniture to help make rooms appear larger. Buyers want homes that feel spacious and low-maintenance, when preparing for an open house or buyer showings, speak with your realtor about ways to best stage your home.
Once ready to announce your home is for sale our marketing campaigns aim to reach maximum exposure to potential buyers, creating demand swiftly and effectively for your property.
Your home will be shown on hundreds of websites, including the most visited real estate websites in the world, putting it in front of potential buyers everywhere. Our comprehensive internet marketing strategy includes displaying your home with detailed descriptions, professional photography, and more. We will be leveraging relationships through powerful marketing platforms, which will include print advertisements, targeted mailings, and more.
Presenting your property to potential buyers is something we take great pride in. Showcasing your home through open houses and private tours are handled with professionalism, enthusiasm, and always with a smile.
Accepting an Offer
Our goal in representing sellers is to bring multiple strong offers to the table. As skilled and experienced negotiators we aim to provide excellent communication, and to advise our clients each step of the way towards accepting a desirable offer. Buyers may include contingencies when making an offer, such has home inspections or mortgage appraisals. Understanding how these contingencies may impact the sale, along with the timeline of these events, is an area where having a trusted advisor greatly benefits our clients.
Upon accepting an offer the final checklist includes executing a more formal contract called the Purchase & Sale agreement, receiving a certificate of compliance from your local fire department (regarding smoke alarms), providing any water or fuel readings for adjustments, scheduling to end services on your utilities, and completing a final walk-through. We work closely with closing attorneys who provide the final documentation for signatures from both parties, and with excitement and anticipation we await the final celebratory three words... “We’re on record!”
